Anyone wanting to buy a four-room Housing Board flat on the resale market in Singapore will have to spend at least 225,000 Singapore dollars (about $161,000). That would have bought a flat in Yishun, if one looks at the transactions approved by the Housing and Development Board (HDB) in December.
The top price for a four-room resale flat was 615,000 Singapore dollars. That was the price of a 26-year-old, 128.8 square metre "adjoined flat" in Redhill Close and a three-year-old, 90 square metre Model A apartment on a high floor on Strathmore Avenue in Queenstown.
HDB flash estimates show resale prices rose by 3.8 per cent between October and December 2009, bringing last year's total price to about 8 per cent, the Straits Times reported two days ago.
HDB records show four-room resale flats going for less than 300,000 Singapore dollars in Bedok, Bukit Batok, Bukit Panjang, Choa Chu Kang, Geylang, Hougang, Jurong East, Jurong West, Sembawang, Sengkang, Serangoon, Woodlands and Yishun.
Here are the prices of four-room resale flats in various areas in transactions approved by the HDB in December. The price difference between the cheapest and the most expensive flat was very high in some areas. So I added the last bit about how much most flats cost in each area. I just did a guesstimate, looking at the figures. Check the HDB records here. That's where I got the figures from. I focused on four-room flats because those are the most in demand.
- Bedok: 55 records of transactions ranging from SGD265,000 to SGD445,000. Most expensive: Apartment on Bedok North Road, 92sqm, Model A, located on storey 6-10. Commencement of lease in 2005. Most flats cost between SGD290,000 and SGD360,000.
- Ang Mo Kio: 35 records of transactions ranging from SGD310,000 to SGD533,800. Most expensive: Apartment on Ang Mo Kio Street 52, 90sqm, Model A, located on storey 21-25 2002. Commencement of lease in 2002. Most flats cost between SGD329,000 and SGD418,000.
- Bishan: 38 records of transactions ranging from SGD325,000 to SGD500,000. Most expensive: Apartment on Bishan Street 24, 100sqm, Premium Apartment, located on storey 6-10. Commencement of lease in 1998. Most flats cost between SGD353,000 and SGD452,000.
